After We Have an Offer
Negotiating For Your Advantage
All offers are not equal. That seems obvious. But you may not know that all offers with equal dollar value are not equal. As your representative I will discuss with you all terms of offers that are proffered. There are many factors that make a good, solid buyer, and price is only one of them. Here is where my years of experience in evaluating buyers and in negotiation come in. I will research the buyer and his negotiating position in terms of timing, financing, time in the market and any other factors that I can find out. I will work with the buyer’s agent and research sales history, their ability to close a buyer, their average sale to list price ratio (are they a firm negotiator?), and other factors that may affect the negotiation. And I will know and advise you of when to hold firm and when to come down. Sometimes sellers lose buyers by being too aggressive; strong negotiation is great, but it must be done with finesse. Scaring buyers off does nothing for your bottom line.
Completing the Transaction
After the offer is negotiated I will:
- Explain to you in detail all the steps that will lead to a successful closing.
- Work with the buyer's broker, attorney, title officer and others to help close the transaction.
- Monitor progress of inspections, the buyer's loan and other contingencies as called for in the purchase contract.
- Resolve questions or problems that might arise, in order to ensure a timely closing.
- Accompany the buyer and buyer's agent during any contractor visits and their final walk-through of the property.
- Assist you in handling details required for the completion of the transaction.
- Communicate with you on a regular basis so that you can stay informed and as worry-free as possible.
Follow Up After The Sale Closes
- Confirm that all your real estate-related needs have been met, and provide information on service providers you may require.
- Offer relocation assistance, if moving to a new area.
- Help you locate a new home if remaining in this area.
